These are good houses with cheap kitchens: 30-inch uppers that stop a foot short of the ceiling, laminate or entry-level granite, a single-bowl sink and a pantry that is really a closet with wire shelves. Twenty years in, they are ready for the kitchen the floor plan deserved.
What we do in Riverview most: full-height custom cabinets to the ceiling, a real island where the builder left an empty rectangle, quartz counters, tile backsplash, pull-out pantry systems — and, in the primary suite, replacing the wire-shelf closet with a built-in walk-in. Master baths usually get the garden tub pulled and a proper walk-in shower with a bench. Plumbing and electrical by licensed trades, permits through Hillsborough County where required.

Interior remodeling — kitchens, bathrooms, closets — is not an HOA matter in Riverview communities. Anything visible from outside (windows, doors) would be, but that is not the work we do. County permits apply only when plumbing, electrical or structure changes.
