Stonebrier went up between 2007 and 2015. Lutz straddles Hillsborough and Pasco, but the story is the same: good houses whose kitchens, baths and closets are now 20 to 35 years old.
Typical Lutz jobs: full kitchens with custom cabinetry to the ceiling and a real island, primary baths where the corner garden tub comes out for a large walk-in shower, and primary closets rebuilt as true walk-ins with LED shelving and drawers. We work inside the house, so HOA architectural review is rarely involved. Permits through Hillsborough or Pasco County where required, with plumbing and electrical by licensed trades.

In most Lutz communities, including gated ones, interior remodeling is not an architectural-review matter — exterior changes are. Some associations do have rules for work hours, gate access and parking; we follow them. Check your HOA documents if you are unsure.
Both — Lutz straddles the county line. Cheval and Lake Magdalene are in Hillsborough; Stonebrier and Heritage Harbor are in Pasco. Cosmetic work needs no permit; moving plumbing or electrical does, and those trades are done by licensed plumbers and electricians we bring in.
That is one of the most requested jobs in Lutz homes from the 90s and 2000s. The tub comes out, the pan is waterproofed to Florida code, and you get a tiled walk-in shower with a bench and frameless glass. Typically 2–3 weeks.
